So, you're a real estate agent, and you've got a property that's just begging to be shown off. A walkthrough video is a fantastic way to do just that – but how exactly do you capture those perfect shots that will make buyers swoon? This guide is here to help.

Whether you're an absolute beginner or just looking to brush up on your filming skills, this step-by-step guide will cover everything you need to know. From framing and lighting to camera steadiness and more, we're here to make sure your footage is ready for the expert editors at propertyedits.com to transform into a captivating walkthrough video.

Ready to become the Spielberg of real estate? Let's dive in!

Step 1: Get to Know the Rule of Thirds

When it comes to filming, the way you frame your shot is everything. But don't worry, you don't need a film degree to master this – just a basic understanding of the Rule of Thirds. Many people use this technique to frame shots naturally, without even knowing. It's simple stuff, I promise.

The Rule of Thirds is a fundamental principle in visual composition that's been utilized by artists and photographers for centuries. Imagine dividing your frame into a grid of nine equal parts, like a tic-tac-toe board. By placing key elements of your shot along these gridlines or at their intersections, you create visually compelling compositions that naturally draw the viewer's eye.

Our brains are hardwired to seek balance and harmony in visuals. Placing your subject slightly off-center adds dynamism and depth to your shots, making them more engaging and captivating. Instead of a static and predictable image, you'll present a scene with a sense of movement and life.

When you're filming the interiors of your property, look for elements that can take center stage—the focal points that showcase the true essence of the space. It could be a stunning piece of furniture, an artful display, or a unique architectural detail.

Now, imagine your tic-tac-toe grid and place your focal point along one of the vertical or horizontal lines. (in the example below, the furniture populates the bottom horizon line) Alternatively, position it where these lines intersect. Voilà! You've just harnessed the Rule of Thirds and added visual charm to your shot.

Remember, the Rule of Thirds is a powerful guideline, not a strict rule. Experiment with each shot and find what works best!

PropertyEdits Pro Tip: Most smartphones (including iPhones) have a rule of thirds grid option that overlays your screen when taking photos or videos. Use this to help guide your framing! Go to Settings > Camera, then turn on Grid on iOS.

Step 2: Light It Up Right

Real estate videography is all about working with the natural light available in a home. The right lighting can make your property look like a million-dollar listing (even if it's a bit less than that). Here are some key points to remember:

  • Natural light is your best friend. Schedule your filming during the day when the property is bathed in sunlight.

  • Utilizing Lamps and Light Fixtures already present within the home, use soft, diffused light in bedrooms and living areas. Try to avoid harsh LED lighting when possible. This creates warmth and an inviting feeling to prospective buyers.

  • Open all curtains and blinds to let as much light in as possible. Avoid filming directly into bright windows, as this can cause dark silhouettes and blow-out effects. Though if it is unavoidable, our Video Editors can work their magic.

Beyond its visual allure, proper lighting enhances the technical quality of your real estate videos. Adequate lighting reduces graininess, ensures clarity, and minimizes color distortion.

Whether you're filming with a professional camera or a smartphone, lighting is your best ally in crafting polished, high-quality videos.

Step 3: Keep That Camera Steady

A shaky camera can make your video look unprofessional (and might even give your viewers a little motion sickness). Here are some ways to keep your footage smooth:

  • Use a smartphone stabilizer or gimbal. These devices counterbalance the movement of your hand, leading to silky smooth footage. Contact us if you need recommendations or help getting a hold of one.

  • If you don't have a stabilizer, use both hands to hold your phone and tuck your elbows into your body for extra stability.

  • Move slowly and purposefully. Quick movements can result in shaky footage.

I find it helpful to think of the camera as a very full glass of red wine. You DO NOT want to spill that wine all over your properties carpet, now do you? Breath slow, step smooth. Almost as if walking through water. And all will be great.

Step 4: Plan Your Walkthrough Route

Before you start filming, walk through the property and plan your route. Consider which features you want to highlight and the best order to show them in. Make sure your path is clear of any trip hazards!

If you are unsure of how to tackle where to head first, just take the route you'd follow with a physical home showing. (start at the front door - work your way around from there) That is usually the best, and worst case it can always be rearranged in the editing phase.

Step 5: Film in Landscape Mode

Always film in landscape (horizontal) mode. This will give your video a more professional look and will take full advantage of the screen space on most devices.

Landscape footage can easily be repurposed into Portrait (vertical) content for social media, etc. The same cannot be said for the reverse.

Step 6: Take Multiple Shots of your Real Estate Listing

Don't be afraid to film a room from multiple angles or to do multiple takes. This gives the edit wizards at propertyedits.com more to work with when crafting your perfect walkthrough video. In fact, the more the merrier. Remember that even in movies with seasoned actors, its quite normal to be working with dozens of takes to make sure the best of the best can be selected.

So there you have it! A simple, step-by-step guide to creating engaging real estate listing walkthrough videos. Remember, practice makes perfect, so don't be discouraged if your first few attempts aren't Spielberg-level.

Keep these tips in mind, and soon you'll be producing stunning footage that makes buyers fall in love with your listings – and makes you stand out as a real estate agent who truly knows how to showcase a property. Happy filming!
